Invitation Homes – Single Family Homes
In 2011 the Regis Group identified that Single Family Housing was significantly undervalued in the US and saw a gap in an institutional asset class that traditionally focussed on multi-family housing.

To do this, they built a team in the UK and USA with Blackstone as a capital partner to utilise expertise, technology and resources to build a national network and scale quickly within multi-family housing and affordable social housing sectors.

In 2012 Invitation Homes was set up with a small core team and within three years expanded to over 1,400 staff with 50,000 properties (and approximately 1,500 Section 8 properties in affordable social housing), acquiring approximately 1,000 units a week at its peak in 13 major markets.

In February 2017 Invitation Homes raised $1.54 billion in an initial public offering on the New York Stock Exchange (INVH) with a TEV of around $10 billion.

Invitation Homes subsequently merged with Starwood Waypoint Homes in November 2017 to create the largest private owner and operator of single-family rental homes in the United States. The combined companies created an $18billion TEV Real Estate Investment Trust and approximately 82,000 single-family rental homes.

Invitation Homes demonstrates Regis Group’s ability to spot opportunities early, develop new platform technologies, bring heavy-weight industry partners such as Blackstone on board and successfully operationalise national networks in residential real estate at pace.

R4 Capital – Affordable Homes Bond Syndicator
R4 Capital is an example of the Regis Group approach of seeing opportunity in disruption and developing a national network investment platform with an industry leader to attract substantial investment.

R4 Capital is a national affordable housing syndicator which was founded by Regis Group and Marc Schnitzer, former CEO of Centerline Capital Group in 2011. Regis and Marc developed an opportunity using Low-Income Housing Tax Credit (LIHTC), a tax credit for affordable housing investments in the US.

Since May 2012, R4 Capital has raised approximately $2 billion of LIHTC equity from 60 institutional investors in 13 multi-investor funds and five proprietary funds.

In 2016 R4 expanded and introduced a new a tax-exempt lending business R4 Capital Funding (R4CF) to provide more than $390 million of tax-exempt bonds on behalf of the firm’s institutional investors.

As of Q1 2018, R4 Capital’s LIHTC equity portfolio includes 212 properties totalling  24,630 units across 40 U.S. states and territories and a TEV of $4 billion.

Regis identified an opportunity to aggregate assets and provide a best-in-class, transnational platform servicing  North America across the diverse multifamily housing sector.

Our team created an institutional investment platform and developed new data platforms, operating procedures and processes, technology enhancements and powerful insight tools to provide exceptional property services and customer care across in the United States.

To facilitate our growth plan we began an ambitious acquisitions programme with express objective of building our own national network of multifamily operators across America to enable economies of scale, financial sophistication, institutional quality reporting and superb capital relationships.

By 2012 growth had ramped significantly and Riverstone had a team of over 6,000 staff, 175,000 units (of which 40,000 were under management within our American Affordable Housing Programme), 32 national offices covering the length and breadth of the United States and $16billion worth of assets under management, creating  the largest, third-party multifamily housing operator in the US.

In 2014 Riverstone Residential enabled a positive exit by the initial founders at maturity and successful integration within Greystar Real Estate Partners to create the biggest multifamily housing manager in the US and double the size of the business.
